Six short questions about the water and the house, then your details. Under a minute.

Question 1What brought you here?
Question 2Where does the house sit?

In Westchester this is the question that most often decides what kind of job it is. A house on the Hudson or the Sound can take tidal or surge water, a house in a stream valley takes river water, and a house on higher ground mostly takes groundwater or runoff. The county's own hazard plan puts only about one building in forty inside the mapped flood area, so most wet basements here are outside it.

Question 3Where did the water come from?

Clean water from a supply pipe, rainwater through a wall, and water that rose out of a river, the Sound or a drain are graded differently by the water damage trade's own standard, and the grade decides whether soaked materials can be dried or have to be cut out. Guessing wrong in either direction costs money, so an honest not sure is better than a confident guess.

Question 4How long has it been wet?

Federal guidance says material dried within 24 to 48 hours of a leak will in most cases not grow mold. Past that window the question moves from drying to finding out what has already grown, which is why this changes who we send first.

Question 5What was in the space that got wet?

What has to be removed depends on the materials as much as on the water. Carpet, pad, drywall and insulation that soaked up contaminated water usually come out. Concrete, block and framing are usually cleaned and dried where they are.

Question 6Why look into it now?

This decides what order things happen in. A closing date or a health worry moves the assessment to the front of the queue.

Deciding

Yorktown: approving the removal and the rebuild

The removal and the rebuild are two decisions and often two firms. Check the removal bid against the plan and look the firm up on the state license search. For the rebuild, Westchester requires a county home improvement license, and the Town building department at 363 Underhill Avenue answers whether the work needs a permit. If the plan finds the water never reached the finishes, you may need drying and nothing more.

  1. Two firms, possibly three

An assessor, a removal firm and, for the rebuild, a county licensed home improvement contractor. Each has a separate job.

  2. The finished ceiling too

Drop ceilings and the insulation above them can hold humidity from a wet basement. Ask whether the plan includes them.

  3. Keep the brook out first

If stream water reached the basement, ask a waterproofer about keeping it out before new finishes go in.

We book the work, we never do itThis is a booking and referral service. The contractor you are matched with performs the job, carries its own license and insurance, and contracts with you directly.
Separate firms for the scope and the removalNew York bars one licensee from assessing and remediating the same property, and bars anyone from owning a stake in both firms on that job.

What mold remediation involves in Yorktown

Local Context

What leaves a Yorktown basement after the brook comes in

In most Yorktown houses the removal meets modern materials, which makes it more predictable. Only 9 percent of the town's homes date from 1939 or earlier, so a typical lower level is a poured or block foundation finished with drywall, batt insulation, carpet and a drop ceiling. After rising stream or lake water the plan usually takes the porous finishes below the water line and some distance above it, and the licensed firm cleans the framing and concrete that stay. Seven in ten homes still predate 1980, so painted surfaces from before 1978 can be in the mix.

Send the plan's areas. We arrange a licensed remediation firm to bid against it, with no obligation.

Questions

Yorktown questions about stripping a finished basement

Will the carpet and pad need to go even if the mold is on the walls?

After stream or lake water, very likely. They are porous and sat in contaminated water. The plan decides, and it is based on what the water reached, not only where the growth shows.

Does the county license the removal firm?

No, New York State licenses mold remediation firms. The county license covers home improvement work such as rebuilding. A job can need both.
